When you are purchasing a commercial building, you want to have all the information necessary for making this important financial investment. Whether the building is completely remodeled and move-in ready, or it’s obvious that it will need some TLC, the commercial inspectors at Bryan & Bryan Inspections can give it a thorough review. While we check to be sure all systems inside the property are working correctly, we also check other items associated with the various indoor systems.
4. Electrical Systems
The commercial inspectors at Bryan & Bryan will complete an extensive review of the entire electrical system. Not only will we check that the system is up to code and working properly, but we will also review the following areas:
Properly covered electrical boxes, switches, and outlets
Electrical panels latched and obstruction-free
Electrical outlets properly covered
Outlets available for higher voltage equipment
Frayed or damaged wires
Outlets that include GFCIs (ground-fault circuit interrupters)
5. Fire Suppressant Systems
If your commercial property includes a fire suppressant system, we will check that it’s working correctly, and that all equipment associated with it is working correctly, too. We will also check these fire suppressant-related items:
Functional smoke alarms installed
Portable fire extinguishers available
Fire evacuation diagrams posted throughout the building
Exit signs posted above exterior doors
All flammable and combustible liquids properly tagged and stored
If smoking allowed, smoking areas properly identified
6. HVAC Systems
Along with evaluating the heating, venting, and air conditioning systems, we will also review any related equipment, such as:
Locks available on the boiler room door
No combustible objects near heaters or HVAC equipment
HVAC ducts free of obstructions
