Full Report

The full home inspection report includes multiple details about the house we evaluated. First, we note items on the report like the type of building, the weather conditions, and if the buyer or seller is in attendance. Next, we list all elements of each system we inspected, details about those elements, and whether or not there is damage or limitations to them. These systems include structural, electrical, HVAC, plumbing, appliances, and any specialized systems such as irrigation or swimming pools.

Example: We inspected the electrical service panel and noted details like where it’s located, the type of wiring, and the amp size. We found wires that are not marked or lights that are inoperable. Photos of these areas were taken and included in the report. We also made a recommendation to contact an electrician to make the repair.

Summary

The summary of each home inspection report includes photos of the various systems that need to be addressed. Along with these photos, details are included regarding the exact problem along with recommendations on how to repair them. 

Example: When inspecting the HVAC system, we found a problem with the cooling equipment, specifically refrigerant lines that have insulation missing or are damaged. Along with a detailed photo, we recommended that the homeowner contact an HVAC professional to make the repair.

Safety Hazards

Sometimes we find safety hazards that must be repaired immediately. In this case, we include detailed information about the hazard, a photo of the area, recommendations on how to repair it, and who to call to make the repair.

Example: We found water heating equipment that does not have the proper combustible clearance. Our recommendation is that the required clearance for the vent pipe should be a minimum of one inch and a professional plumber should be called to make the repair.
