Who Is Responsible for the Maintenance and Repair of My Condo?

Purchasing a home, whether it’s an individual structure or a condominium, includes many responsibilities. When you own a single, unattached residence, as the homeowner you’re well aware that you are responsible for all maintenance or repairs to the structure as well as the surrounding property. Responsible Parties

Responsibility for any issues with your condominium and its attached structure often depends on where the repair is located. The association that owns the building is usually responsible for any issues or maintenance outside your condo, like meeting rooms, common areas, or the roof. Condo homeowners are typically obligated to perform repairs for their condominiums. While the individual responsibilities listed below are standard for most condo complexes, it’s always best to double-check the policies and by-laws of the HOA. 

Interior Repairs

When it comes to regular maintenance or necessary improvements, the homeowner is almost always responsible for interior repairs, such as the following:  

  1. Upkeep of all fixtures like lights, floors, and walls

  2. Electrical upgrades or maintenance

  3. All appliances including ovens, dishwashers, refrigerators, washers, and dryers

  4. Plumbing repairs or damage

Exterior Repairs

One of the benefits of owning a condo is sharing some of the burdens of structural repairs and maintenance with the HOA. Most of these repairs occur outside of your individual living space, and include the following:

  1. Repairs to the roof, gutters, and shingles

  2. Snow removal of walkways, sidewalks, and parking lots

  3. Maintenance of pools and hot tubs

  4. Upkeep of common areas like lobbies and clubhouses

  5. Maintenance of exterior elements such as siding
